*2026 assessments at Grace Valley are $275.00, quarterly (January, April, July, and October)
*Grace Valley also has a $43.99 monthly internet assessment and a $92.88 quarterly trash assessment. Please note that these assessments are in addition to the Grace Valley HOA assessment and are not included in the $275.00 assessment rate. The $43.99 montly internet assessment DOES NOT APPLY to owners in the phase 1 section of Grace Valley.
NEW - Updated Resident Portal (Single Sign-On for Electronic Payments) - Recommended
While all of the previous payment options you used are still available to you, with CCMC's new resident portal, BUURT, you can set up single sign-on (SSO) with Western Alliance Bank to make payments, view your account balance, and access community information all in one place!

When paying by mail, make checks payable to Grace Valley and make sure you include your account number on your check. Send your payment along with your statement stub to:

Many bill payment services remit electronically, and the correct account number is essential for proper posting. If your assessment amount has changed, you must also update your account information with your financial institution.
Previous Online Payment Options Through WAB
If you decide not to register for an account in the CCMC portal and activate single sign-on for paying your assessment, you can still make the following payment types directly through Western Alliance Bank (WAB):
- Recurring ACH Payments
- Recurring Electronic Check Payments
- One-Time Electronic Check & Credit/Debit Card Payments
Processing Fees
- One-time Electronic Checks - The bank charges a $2.95 fee per transaction for one-time eCheck payments. Phone payments are not available.
- Debit and Credit Card Payments - The bank charges a $5.00 flat processing fee per debit card transaction and a 3.5% fee per credit card transaction. American Express, Discover, Master Card, and Visa are accepted. Phone payments are not available.
Please note that these options require signing in directly to the previous WAB payment system here. If you have trouble with this account, please contact WAB directly at 1-844-739-2331. CCMC and WAB are not related to companies, and the payment portal is maintained by WAB.
If you are using the WAB system, the Management Company ID is 6675, the Association ID is 599TX for Grace Valley and the six-digit account number for your property is listed on your quarterly assessment statement.

If you have recently closed on your home, please note that the prorated current-quarter amount and a full additional quarter are paid at closing, so you may not have assessments due until the following quarter.
